Patrycja Nykaza is the Director of Property Management – Market Rate, where she brings a strong foundation in operations, business strategy, and revenue optimization to drive portfolio growth and maximize asset performance. Prior to joining Evergreen, Patrycja built a successful track record in property management, leading the development and execution of strategic operational frameworks that improve NOI, enhance efficiency, and elevate the resident experience.
Over the course of her career, Patrycja has managed assets through every phase of the lifecycle, from pre-development and lease-up to stabilization and long-term performance. She has also led successful market launches across the U.S. and Europe, consistently focusing on occupancy growth, resident retention, and revenue optimization. Patrycja is especially committed to innovation and to designing policies and procedures that foster operational consistency, enhance transparency, and enable scalable, sustainable growth.
Patrycja resides in Chicago and holds a Bachelor of Arts degree from Illinois State University.
