Evergreen partnered with local nonprofit organizations to transform the historic 1932 St. Charles Hospital into 60 modern senior apartments. The adaptive reuse project preserved the building’s original Art Deco architecture while delivering high-quality, affordable housing supported by HUD Project-Based Vouchers. Completed in 2016, the project combined Low-Income Housing Tax Credits, federal and state historic credits, and local gap financing to bring new life to a long-vacant structure, creating a lasting community asset on Aurora’s East Side.
