Housing and Human Development Corporation (HHDC), a non-profit organization specializing in affordable housing development and social services, engaged Evergreen to serve as turn-key developer for the acquisition and rehabilitation of Garden House of Maywood.  Garden House is a 10-story, 145-unit affordable senior building located in a residential neighborhood of Maywood, Illinois.  The rehab scope of work consisted of replacement of the roof and all unit windows, repair and replacement of the building façade, resurfacing of the parking lot, new landscaping and concrete repair. The interior rehabilitation consisted of replacement of plumbing fixtures, new kitchen cabinets and counters, accessible improvements, and renovation of the community room, common area bathrooms, and elevator modernization. Through the transaction, HHDC was able to generate seller equity to fund organization programming and secure a social service fee to expand social services for residents.
